The issue of cost is first and foremost on most people’s minds when contemplating a remodeling project. To start, remodeling costs more than new construction. Most people are surprised to find that out, but the cost per square foot of remodeling does not compare favorably with new construction. The main reason is the multiple, additional steps that remodeling requires that are not part of the new construction process. The cost of pre-construction protections (floor covers, dust barriers, safety fences etc.), tear-out, demolition and extensive daily clean-up are all costs that are not present in new construction and therefore add to the cost of materials and especially labor. Blending and integrating the new work into the existing also adds cost to the remodeling process that is not present in new construction. Remodeling is also highly customized, as every project is unique with differing combinations of architecture, code compliance, materials, subcontractors and skilled labor. Maintaining a livable residence during construction often means the scheduling of construction tasks doesn’t always follow the simplest, fastest path. But even with these factors, it is frequently more cost effective to IMPROVE instead of move!!
Is there such a thing as over improving?
Yes, you will definitely want to understand how the cost of your remodeling project is going to affect the total value of your home investment versus the appraised value of your home, along with comps in your neighborhood. Keep in mind that kitchens, bathrooms and adding additional bedrooms are the types of projects that tend to increase value and "sale-ability" of homes. Sometimes a lifestyle improvement will need to be weighed carefully against the mathematical equation of home value, especially when factoring in the costs of relocating.
How to decide on a remodeler?
Not all remodelers are the same! They all have their special area of expertise. A good place to start is to ask friends and family for positive referrals for companies they have used on a similar project. Also, be sure to check references. Make sure they are a licensed and insured, professional and long standing company. Compatibility is also important. You will want to feel comfortable with your contractor on a personal level, as you will be living with them in your home for an extended period of time. You should feel they are good listeners, honest and trustworthy and that they will have your best interests in mind, including your budget.
How do we survive the remodel process?
• Be flexible - Changes in the scope of work, weather, backorders and unexpected delays can happen - especially in older homes with unforeseen conditions. Remodeling may require that you temporarily change your daily routine. Be prepared for life in a construction zone.
• Daily cleaning - We go to great measures to install dust, floor and furniture protections with daily job site cleaning. However, expect that fine dust particles will find their way into other areas of the home.
• Communication - This is very important and we are never more than a phone call, email or text away. We also have weekly communication through our Lead Carpenter/ Project Manager. Please do not hesitate to ask questions about anything you are uncertain about.
• Where it is written - Bucheimer Design & Build, LLC will provide a detailed, written agreement so the homeowner & contractor can refer to any portion of the scope of work, costs, schedules etc. - should a question arise.
Will this project ever end?
Near the middle of the project, you may be asking your spouse “Aren’t they finished yet”? Sometimes the process can seem endless. This usually happens during the early stages of the finish work when progress may not be readily apparent. Coordination with local code authorities can sometimes seem to create an unnatural break in the workflow. BCDB LLC works hard to keep our clients informed and up to date on progress and when completion is near. It can be hard to do while living in the midst of construction, but keep your eye on the finished product!
How do you leave my property?
At the end of the construction process and after punch list has been completed, we leave your property clean and ready to enjoy for years to come.

Does BCDB LLC charge a design fee?
Yes, your initial in home consultation is free. However, in order to provide an accurate cost analysis of your project, some conceptual design work, drawings and research will likely need to be completed. For this work, we do charge a fee. The fee will vary depending on the project and scope of the work.
